New Home Building Construction Process
To better help you understand the process involved in building a home we have provided you with a summary of the main stages of the new home building construction process. Use this guide to following along during the construction of your new home. Knowing what to expect will help reduce the stress of the unknown. Future articles will be added that go into more detail on the various stages of new home construction.
Site preparation Surveyors stake out the lot, followed by excavators who dig out the basement.
Foundation construction Forming and pouring of the foundation footings and walls.
Framing Framing of the floors, walls and roof.
Install windows and doors Installation of all exterior windows and doors.
Roofing Installation of the roofing material.
Siding This stage involves the outer shell of the home to be covered by siding, stucco or other material.
Rough-in electrical This stage involves putting in electrical boxes and wiring of the home.
Rough-in plumbing This stage involves installing water lines, sewer lines and bathtubs.
Rough-in mechanical Installation of heating system and/or cooling system; including all ducts and vents.
Insulation Insulation and the vapor barrier are installed.
Drywall/wallboard Drywall/wallboard to be hung and joints to be taped and mudded.
Install cabinets and countertops Installation of cabinets followed by installation of the countertops.
Interior finishing Installation of interior doors, trim and baseboards.
Painting Painting of walls, doors, trim and other woodwork.
Install flooring Installation of the flooring materials.
Electrical final Installation of all wall outlets, switches, cover plates and light fixtures.
Plumbing final Installation of sinks, toilets and faucets.
Mechanical final Installation of registers, vent covers and changing of the furnace filters.
Install mirrors, shower doors, closet shelving etc. Installation of mirrors, shower doors, closet shelving and other accessories such as towel bars and toilet paper holders etc.
Pre-possession walk through inspection The builder inspects and records any defects or deficiencies, prepares a list and makes arrangements to correct all defects and deficiencies.
Possession Final transfer of monies owed and new homeowners receive the keys to their new home.
This list does not include every aspect of the new home building construction process but does provide you with enough information to give you an understanding and appreciation of the entire home building process. Use this information to follow along during the construction of your home.
